Bituminous pavement is design to be flexible to accommodate the freeze/thaw cycles that we experience in Minnesota.  On average in the Twin Cities we experience about 60 freeze cycles in a given year.  Subsequent cracking will occur in relatively new pavement and continue throughout its life.  Sealing cracks helps prevent moisture from penetrating through the asphalt into the base material where it causes further damage to you drive or parking lot.

North Pine Property Maintenance services roads, subdivisions, mobile home parks, commercial shopping centers, industrial centers and other entities that have a bituminous surface.  All of our work is performed to MN DOT 2008 Crack Sealing HMA Pavement Spec 3723.  The crack fill material is heated beyond 300 degrees and has a performance from -20 degrees Fahrenheit to 180 degrees Fahrenheit with a 100 percent elastic performance.  Below is a diagram of how the crack fill behaves with bituminous in different weather conditions.
